Home Prices: Milton Wins on Value
Let's start with the numbers that matter most:
Milton: Average home price ~$964K. Detached homes $1M–$1.4M. Townhomes $750K–$900K.
Burlington: Average home price ~$1.3M. Detached homes $1.2M–$1.8M. Townhomes $850K–$1.1M.
Oakville: Average home price ~$1.9M. Detached homes $1.5M–$3M+. Townhomes $900K–$1.3M.
For the same budget that gets you a townhome in Oakville, you're buying a detached home with a double garage in Milton. That's not a small difference — that's an entirely different lifestyle for your family.
Schools: All Three Are Excellent
All three towns are in the Halton District School Board and Halton Catholic District School Board — consistently ranked among the top school boards in Ontario. You genuinely can't go wrong with any of them.
That said, Milton has a unique advantage: because it's newer and still growing, many of its schools are modern, well-funded, and not overcrowded. French Immersion is available in the Coates neighbourhood. Oakville and Burlington have excellent established schools, but some older facilities and more competitive enrollment in popular programs.
Commute: Depends Where You Work
To downtown Toronto: Milton GO Station runs trains to Union Station. Burlington has two GO stations (Burlington and Aldershot) with more frequent service on the Lakeshore line. Oakville GO has the best frequency of all three. If commute frequency matters, Oakville and Burlington have the edge.
By car: Milton offers direct 401, 407, and 403 access — making it versatile for commuting to Mississauga, Brampton, Kitchener-Waterloo, or Hamilton. Burlington and Oakville are better positioned for QEW corridor commuters heading to Toronto or Niagara.
Lifestyle: Three Different Vibes
Milton feels like a young, growing town. Newer homes, young families everywhere, kids on every street, community centres buzzing with activities. The Niagara Escarpment and conservation areas (Kelso, Rattlesnake Point, Hilton Falls) give it an outdoorsy, nature-connected feel that neither Oakville nor Burlington can match. The trade-off: fewer restaurants, less nightlife, and a less established downtown compared to the other two.
Oakville is the polished, affluent option. Beautiful waterfront, established downtown with upscale dining and shopping, heritage neighbourhoods with mature trees. It's where families go when budget isn't the primary constraint. The trade-off: you're paying a significant premium for the Oakville address, and property taxes are higher.
Burlington splits the difference. More affordable than Oakville, more established than Milton. A vibrant downtown along Lakeshore Road, waterfront parks, and strong community programming. The trade-off: older housing stock in many areas, and the nicest neighbourhoods are approaching Oakville-level pricing.
For Growing Families: My Honest Take
If your budget is under $1.2M and you want a modern detached home with space for kids, Milton is the clear winner. You'll get more house, newer schools, and a community that's built around young families. The escarpment lifestyle is a genuine bonus that adds quality of life you can't put a price on.
If your budget is $1.5M+ and you want an established, walkable downtown and waterfront access, Oakville or Burlington will serve you better.
If you're somewhere in between, Burlington is worth a serious look — but compare specific neighbourhoods, because pricing varies dramatically within each town.
